Elena specialises in a broad range of property transactions including advising on overseas investment in New Zealand.

Elena has wide experience in advising on commercial property with particular expertise in complex subdivisions, property development, acquisitions, disposals, forestry, leasing and overseas investment in New Zealand.

She has acted for clients on a broad spectrum of real estate development matters and has extensive experience with staged subdivisions as well as staged unit title developments. She has advised international investors (including listed international companies) on their applications for consent to acquire sensitive land under the Overseas Investment Act 2005 including applications for sensitive land and/or significant business assets consents, retrospective consents and variations.

Elena has been named in the Global Competition Review Foreign Investment Control, 40 under 40 list for 2023.

Elena is fluent in Korean and has acted for Korean clients in relation to a range of real estate and overseas investment transactions.

Elena is qualified to practice in New Zealand, New South Wales and New York state.

Work highlights

EQT Infrastructure IV Fund
Advised EQT Infrastructure IV Fund on the real estate, construction and overseas investment office aspects of its scheme of arrangement to acquire 100% of Metlifecare.

Cooper and Company
Advised Cooper and Company on all aspects of the development and leasing in Auckland's Britomart Precinct, including the development and management arrangement for the new five-star Britomart Hotel.

Point Ridge development
Assisted Point Ridge Land Limited and McConnell Property with their staged unit title development known as “Point Ridge”, including advising on body corporate governance matters, numerous sale transactions, as well as titling aspects of the development.

GIC Real Estate acquisition
Acted for GIC Real Estate, Singapore's sovereign wealth fund, on its first investment into the New Zealand market, an acquisition. This involved an acquisition of a 49% share in a joint venture company with an interest in five leasehold office buildings in Auckland’s Viaduct Quarter.

Winton
Advised Winton on its agreements with the New Zealand Government, to deliver over 450 new affordable “KiwiBuild” homes for the Government’s KiwiBuild programme.

Overseas investment advice
Acted for international investors (including listed international companies) on their applications for consent to acquire sensitive land under the Overseas Investment Act 2005, in sectors such as forestry, dairy farms and vineyards.

Land subdivisions throughout New Zealand
Advising clients undertaking subdivisions of various sizes across New Zealand, including the review and preparation of easements, consent notices, encumbrances and land covenants.

Corporate transactions
Advising on several large scale due diligences and projects including managing the property aspects of corporate transactions.
